Rhode Island Buildings Need Roof Plans That Fit the Property

Commercial Roofing Across Rhode Island

We are a commercial roofing contractor working the entire state of Rhode Island, from the mill cities of the Blackstone Valley down to the working waterfronts of Narragansett Bay and the exposed coastlines of South County and the islands. The state is small enough to cross in under an hour, but its commercial building stock is anything but uniform. Nineteenth-century textile mills in Pawtucket, Central Falls, and West Warwick have been converted to office and light-industrial space and still carry the low-slope roofs and masonry parapets of their original construction. Downtown Providence stacks Class A office towers against converted warehouses in the Jewelry District. Distribution and manufacturing buildings line the Route 146 and I-95 corridors, and the Quonset Business Park in North Kingstown alone holds millions of square feet of flat roof. Apartment communities and mixed-use blocks from Providence to the South County shoreline add multifamily roofs to the mix. Across commercial, industrial, and multifamily property alike, each of those building types fails in a different way, and we roof all of them.

Flat and Low-Slope Is What We Do

Most commercial buildings in Rhode Island sit under a flat or low-slope roof, and those roofs ask for different skills than a residential pitched roof. We install and repair single-ply membrane systems including TPO, PVC, and EPDM; modified bitumen and built-up systems; and fluid-applied and silicone roof coatings that extend the life of an aging membrane without a full tear-off. We handle reroofing and full replacement, flashing and parapet detailing, drainage and tapered-insulation corrections that stop ponding water, and the sheet-metal edge work that decides whether a roof survives a coastal wind event. When a roof is leaking now, we tarp and dry it in first and diagnose the real source second.

Built for the New England Climate

Rhode Island roofs take a beating that owners in milder regions never see. Winter nor'easters drive rain and wet snow sideways into seams and flashing. Snow load sits on a low-slope roof for weeks and concentrates wherever drifting and roof geometry send it. The freeze-thaw cycle works water into every hairline split and widens it a little more each time the temperature crosses freezing. And on the bay and the open coast, salt air corrodes fasteners and metal edges long before the membrane itself wears out. We detail roofs for the specific exposure of the building in front of us rather than for an average year.

How We Work

We start with an honest roof assessment: a walk of the roof, a look at the drainage, the flashings, the field seams, and the deck where we can see it, and a clear written explanation of what the roof needs now versus what can be scheduled. For owners and property managers running multiple buildings, we set up preventive maintenance so small problems get caught at a routine inspection instead of during a tenant's worst week. We schedule around your operations, keep occupied buildings open while we work, and leave the site clean.

Serving Every Rhode Island Community

We cover all thirty-nine cities and towns in Rhode Island, from Providence, Warwick, Cranston, and Pawtucket through the South County shoreline towns and out to Block Island. If you own or manage a commercial building anywhere in the state and the roof is leaking, aging, or due for replacement, reach out and we will come take a look.
